Sumus collaborated with our team to develop an exiciting mixed-use building situated along a planned "Centre Village" crossroads and high street of multi-phase commercial retail and residential development known as Crossings in west Lethbridge. One One Ten is also enaged with Royop Development Corporation to expand Crossings Phase II to develop related commercial phases.
The initial buildings planned consist of a four storey building with roof mechanical penthouse connected to an identically mirrored (phase two) mixed-use building. Each are further connected above the street by an elevated, residential unit bridge and common link. A similar phase 3 and 4 scheme is proposed across the new high street access and linked by a perpendicular pedestrian thru-way passing below each bridge.
The base building was planned to be constructed as a (low carbon) mass timber building with exposed timber structure. Commercial retail, restaurant and personal health related tenant occupancies are enlisted on the grade floor. Up to 60 residential units across 5 unit types (single to 3 bedroom capacity categories) occupy floors two through four as well as the bridge link between buildings with views over the street.
The quality of building enclosure planned is a higher performing, air-tight, well insulated envelope with prescibed access to daylight. The charter of the design seeks to improve the lifestyle, heath & wellness of all occupants and overall sense of place situated in close proximity to the amenties that abound for urban living within Crossings. Nearby amenities within walking distance include parks, schools, recreation facilities, shopping and dining experiences. The high street itself is envisaged as a key public realm space where citizen directed activities occur to support urban life and community while proportioned expressly to the human scale.
