The project comprises the redevelopment of an existing 1990 era shopping centre in Medicine Hat, Alberta, Canada that has undergone a handful of prior renovations.
Recently purchased by Royop Development Corporation, a Calgary developer "committed to developing, managing, leasing and constructing, top-quality commercial and retail centres in Western Canada", the project aims to first address necessary operational improvements to replace existing roof assemblies, multiple tenant roof top units and other site related improvements. The visible facelift work is occurring initially across three of the site's six principal buildings to improve patron experiences and elevate the Plaza's appeal.
Due to the absence of record drawings for the site and buildings, One One Ten was required to site verify and measure existing facilities, develop measured drawings and conceptual design models prior to construction documentation, bidding support and on-going construction administration services. Field review services in have become critical as facade assemblies have become exposed through deconstruction and minor adaptations in field are made to employ the facade design intention. Professional structural design consultation was performed in partnership with Read Jones Christoffersen's Lethbridge office who carry on to address structural items in field after the removal of existing overhanging canopies and parapet structures are again supported.
The project began mobilizing for a six month period of construction beginning early April, 2019 with local construction managers Midwest Design & Construction Ltd. and Medicine Hat-based trades. Renovations are set to be completed early September, 2019 and all tenants are open for business throughout the renovation period.
