If you are planning to renovate an existing building, a building condition assessment can also be useful to determine priorities. Your contractor can also review the assessment to confirm total renovation costs and a repair schedule. The building condition assessment report will indicate whether you need to do repairs in the short term, as well as what will be required over the longer term, complete with estimated capital costs. Specifically, a building condition assessment will evaluate the condition of:

1. The site and grounds (pavement, curbs, loading docks, walks, landscaping, irrigation, site drainage, exterior lighting, walls, fencing/railings, signage and exterior amenities);
2. Structural systems (foundations and structural framing of walls, columns, intermediate floors and roofs);
3. Building envelope (roofing systems, exterior finishes, stairs and steps, exterior doors and windows);
4. Mechanical & electrical systems (electrical, heating ventilation, air conditioning, plumbing and conveyance systems);
5. Interior building components (interior finishes of common areas and tenant areas); and
6. Regulatory compliance (life safety and fire suppression systems)
